Better Your Chances at Getting a Flat

So you are on the hunt for a new HDB flat. You have done your research, you know your budget, and even got your e-Alerts set up to notify you of the next sales launch. You are definitely prepared.

Here are some tips that can help to better your chances at getting a flat. There is no rigging of the system of course—everything is above board as HDB gives applicants a randomly generated queue number using a computer ballot system. (Nope, it is not on a first-come, first-served basis!)

1. Apply for a BTO flat

To increase your chances of being successful in the HDB ballot, opt for a Build-To-Order (BTO) flat, over a Sale of Balance flat (SBF). The shorter (or lack of) waiting time for the latter can be a huge draw but they tend to attract higher applications.

2. Check the HDB InfoWEB regularly

Did you know that you can find out the number of applications received for every project, in each sales exercise on the HDB InfoWEB? The figures are updated daily, so you can check the website and zoom in to a development of your choice.

New housing areas and non-mature estates tend to offer more new BTO projects as there is more space for new developments there, than in the more built-up areas. More projects = better chances for you!

3. Have one or more kiddos

First-timer married couples who are expecting, or have a young Singaporean child below 16 years old, will get priority under the Parenthood Priority Scheme. Under this scheme, 30% of BTO flats and 50% of SBF flats will be set aside for them.

Expectant parents? Good news for you!

4. Apply to live near family

It is such a great help to have family nearby. With the Multi-Generation Priority Scheme, parents and their married children can submit a joint application in the same project, and enjoy priority application. Under the Married Child Priority Scheme, you get priority if you apply for a flat in the same estate, or within 2km of your parents.

Bonus tip

For a better chance at getting a flat, be a first-timer. Granted, this is not something you can consciously do, but it is worthy to note that HDB sets aside more flats for first-timers during sales launches, as they have a more pressing need for a home. Furthermore, first-timers get 2 ballot chances. Should they be unsuccessful at least twice in their BTO application for a home in a non-mature estate, they will get an additional chance per subsequent application.

Also, did you know if you are a first-timer while your partner is a second-timer, you will be considered as a first-timer family too? 🙂
