Aspiring home owners, rejoice! HDB has just announced its August 2018 Build-To-Order (BTO) and Re-Offer of Balance Flats (ROF) exercise. With 5,101 flats spread across various towns/ estates, you can surely find a home that meets your budget and need.
Punggol Point Cove and Punggol Point Woods
Your home should be your personal sanctuary. With its harmonious spread of green spaces and waterways, Punggol is the ideal town for those seeking to lead an active yet peaceful lifestyle.
The future Punggol Point District is envisioned as a ‘Green Heritage’ district. One of its unique features will be the conversion of Old Punggol Road into a heritage trail amidst abundant greenery. The trail will be seamlessly integrated with the housing landscape and new developments at Punggol North.
Punggol Point District has 2 projects on offer in this sales exercise – Punggol Point Cove with 1,172 flats, and Punggol Point Woods with 940 flats.

The 2 projects will be within walking distance of Punggol Point LRT Station which offers easy access to a variety of retail and dining options at Punggol Town Centre and Waterway Point. Residents will also be conveniently connected to the rest of Singapore via the upcoming Punggol Coast MRT Station on the North East Line.
Both projects will also have a childcare centre, accessible roof gardens and social communal facilities. Parents with young kids can take their pick and enrol their children in one of the primary schools around the town, including Punggol Cove Primary and Oasis Primary. In addition, Punggol Point Woods will also have its own supermarket, shops and eating house.
In Punggol, there are many ways to stay active and fit. Besides jogging along breezy Punggol Promenade or cycling on the rustic Coney Island, residents can look forward to a wide range of recreational and leisure activities at Punggol Point Park, Punggol 21 Community Club, and My Waterway @ Punggol. There will also be a regional sports centre near the town centre in future!
Melody Spring @ Yishun and Yishun Glen
Yishun is perfect for young couples and families looking to make their first home because of its abundance of amenities.

For more retail and dining choices, there is a network of bus services to bring residents to the Yishun Town Centre, where Northpoint City and Northpoint Mall are located alongside Yishun MRT and bus interchange.
When it comes to leisure and recreation, residents will be spoilt for choice. Yishun Park, Yishun Swimming Complex and Nee Soon East Community Club are all within easy access in the vicinity. Neighbours can also bond and mingle at roof gardens within the developments.
In addition to the BTO flats, there will also be 726 balance flats across various towns/ estates offered under the August 2018 ROF exercise. To help Singaporeans to fulfil their housing aspiration, most of these flats are reserved for first-timer families. Eligible first-timer singles can also apply for a 2-room Flexi flat in non-mature towns.
Eligible first-timer families can receive up to $80,000 of housing grants, comprising the Additional CPF Housing Grant of up to $40,000 and the Special Housing Grant of up to $40,000, for both BTO and ROF flats.
Useful Tips for Flat Buyers
Visit HDB InfoWEB for details of the BTO and ROF flats on offer, and to stay updated on the number of applications for the various flat types/ towns.
First-timer couples who are full time-students or National Servicemen can apply for a flat first, and defer the income assessment for grants and loans till just before key collection.
HDB housing loan applicants will have the option of retaining their CPF Ordinary Account balance of up to $20,000 each. This applies to flat buyers who have yet to collect the keys to their new flats, as well as resale applications received from 28 August 2018.
Take your time to review your options as applications are processed using a computer ballot after the closing date, and not on a first-come-first-served-basis. But take note that the August sales launch will close on 3 September 2018!
Next Sales Launch
There will be another sales launch coming up in November 2018, with 3,800 flats in Sembawang, Sengkang, Tampines, Tengah and Yishun. Follow MyNiceHome’s Facebook page for the latest updates!
