Waiting to buy a new home?
HDB’s November 2018 Build-to-Order (BTO) and Sales of Balance Flats (SBF) exercise is now on! Home buyers can choose from 7,214 flats across various towns and estates, including 3,082 BTO units from 5 new projects in Tengah, Tampines, Sengkang, Sembawang and Yishun.
This time round, HDB is offering the first batch of flats with shorter waiting times in Sembawang, Sengkang and Yishun. Home buyers can look forward to getting their keys earlier when they apply for flats at EastGlen @ Canberra, Melody Spring @ Yishun and Fernvale Acres.

Can’t wait to call Tengah your home? Plantation Grove is the first public housing development to be offered in the new Tengah Town. 1,620 units of 2-room Flexi, 3-room, 4-room, 5-room and 3Gen flats will be available.
Located in Plantation District along the Forest Fringe, residents can look forward to wooded courtyards, as well as flora and fauna at their doorstep.
Heavy on greenery and light on cars, residents will be able to cycle and walk around with ease with the extensive network of dedicated cycling and pedestrian paths throughout the district.
With its proximity to 2 MRT stations on the Jurong Region Line, and a comprehensive network of bus services, daily commute to the city and nearby towns will be a breeze.
A wide range of commercial and recreational facilities, including a Neighbourhood Centre, Community Club and a shopping street along the Plantation Farmway has been planned for the district. Meanwhile, residents can enjoy the facilities in the nearby Bukit Batok town such as West Mall Shopping Centre, Bukit Batok Public Library, Bukit Batok Swimming Complex and Bukit Batok Community Club.
Buyers of Plantation Grove will also have the option of subscribing to a Centralised Cooling System (CCS), offered by SP Group in collaboration with HDB. The CCS is a more energy-efficient cooling solution than conventional air-conditioning systems, and subscribers will not need to install or maintain their own air-conditioner condenser units.
This is the first time the choice of subscribing to the CCS is offered in an HDB estate, and is in line with the goal of making Tengah the largest smart and sustainable town in Singapore. Home owners can decide whether to subscribe to the CCS during the flat selection exercise where they will be informed of more details and pricing.
Flats ranging from 2-room Flexi to 3Gen are affordably priced from $21,000 to $418,000 respectively, after housing grants.
Tampines GreenGem will offer 1,086 units of 2-room Flexi, 3, 4 and 5-room flats. Built using the Prefabricated Prefinished Volumetric Construction (PPVC) method, the flats will come with floor finishes, internal doors and sanitary fittings. This reduces the extent of renovation to be done so home buyers can move into their flats sooner.
Bounded by Bedok Reservoir Road and Tampines Street 96, Tampines GreenGem is located near the Tampines West MRT station and Bedok Reservoir Park.
Abundant shopping and dining options are available at the Tampines Regional Centre, while Tampines, Century Square, and Tampines One are conveniently located nearby.
For outdoor fun, home buyers can check out Our Tampines Hub for a variety of sports facilities such as rooftop swimming pools, sports hall, gym, and even an eco-garden. The Tampines Regional Library and a hawker centre are also housed within the same building.

Looking northwards? EastGlen @ Canberra may be the project for you. Bounded by Canberra Crescent and Canberra Walk in Sembawang, 310 units are available for selection.
This development has plenty of greenery and outdoor spaces for community gathering. Residents can seek out activities at the Sembawang Community Club or head out to the nearby Sembawang Park for a weekend retreat, while fitness buffs you can look forward to sports and recreational facilities at the upcoming integrated sports and community hub, Bukit Canberra.
The nearby Sun Plaza, Sembawang Shopping Centre and the upcoming Canberra Plaza also offer dining and shopping options for home buyers.

Melody Spring @ Yishun
Melody Spring @ Yishun is the choice home for those who love nature. Located near Lower Seletar Reservoir, home buyers can choose from 456 flats in this project.
Yishun Mall and the Yishun Park Hawker Centre are located nearby to serve home buyers’ daily needs. Home buyers can also visit Northpoint City, the largest sub-urban shopping mall in Northern Singapore for more shopping and dining options.
Flats ranging from 3-room to 5-room are affordably priced from as low as $95,000 and $341,000 respectively, after housing grants.
Fernvale Acres, located in Sengkang, will offer 330 units of 4 and 5-room flats. The project is located near the Fernvale LRT Station, providing convenient connection to the Sengkang MRT Station.
There is a wide array of amenities and eateries available at the nearby Seletar Mall, Greenwich V and along Jalan Kayu. Alternatively, home buyers can head down to Compass One at the town centre for more retail and dining options.
For leisure, the Sengkang Sports Centre nearby houses a host of sports facilities, including swimming pools and water slides. Residents can also enjoy recreational facilities at the Anchorvale Community Club.
Flats ranging from 4 to 5-room are affordably priced from $210,000 to $361,000 respectively, after housing grants.
In addition to the BTO flats on offer, some 3,412 balance flats are also available across various towns/ estates under the SBF exercise. Most of the flats offered under the SBF exercise are reserved for first-timer families. Eligible first-timer singles may also apply for a 2-room Flexi flat in non-mature towns.
Useful Tips for Flat Buyers
• Information on the BTO flats on offer is available on HDB InfoWEB so you can check out all the details online.
• Consider applying for a BTO flat in non-mature towns to enjoy a higher chance of success in securing a flat.
• You can apply for only 1 flat type/ category in 1 town.
• Regular updates on the application numbers for the various flat types/ towns will be published on the HDB InfoWEB, so do check for updates before submitting your application.
• Applicants are shortlisted using a computer ballot; they are not processed on a first come first served basis. So there is no need to rush to submit your application.
• If you wish to take up an HDB housing loan for your flat purchase, you need to produce a valid HDB Loan Eligibility (HLE) Letter when you book a flat. Do check your loan eligibility and apply for an HLE letter at www.hdb.gov.sg/hleapply.
Eligible first-timer families can receive up to $80,000 of housing grants, comprising the Additional CPF Housing Grant (AHG) (up to $40,000) and the Special CPF Housing Grant (SHG) (up to $40,000).
Flexi Flats and Fresh Start Housing Scheme
The prices of 2-room Flexi flats are determined after taking into account factors such as the lease tenure, and whether buyers are first-timers, second-timers, or others.
Families who are on the Fresh Start Housing Scheme can also apply for 2-room Flexi flats. The Fresh Start Housing Scheme is meant to help second-timer families with young children, who stay in public rental flats, to own a flat again.
Next Sales Launch
Applications for the November Sales Launch will close on Monday, 19 November 2018.
