Earlier Move-In for Buyers – Yes Please!

In a country full of acronyms, here is one more that home buyers ought to know—PPVC.
Short for ‘Prefabricated Prefinished Volumetric Construction’ (a mouthful, I know!), PPVC is building technology that will raise construction productivity and help you move into your Build-To-Order (BTO) flat more quickly.

PPVC, what?

BTO flats built using PPVC come with floor and wall finishes, internal doors, window frames, sanitary fittings, and a basecoat of paint. With these items provided upfront, you can cut down on renovation works and move into your new home faster. What’s more, these finishes and fittings can be paid for with CPF monies, and/ or your housing loan.

HDB will launch more PPVC flats in the coming years and by 2019, this technology will be implemented in about a third of the BTO flats launched for the year. However, if you prefer to choose your own finishes and fittings, you can opt for non-PPVC flats where the Optional Component Scheme will still be offered.

Pre-fab vs pre-cast

There are also other construction productivity measures that have been put in place to reduce the waiting time for your flat.

Pre-fabrication and precast are terms that are bandied about frequently when the topic of HDB flat construction comes up. That is not surprising, considering that HDB has been the industry leader in precast technology since the 1980s!

Here, components (such as walls, columns, beams, and planks) are manufactured offsite and then assembled at the worksite, thereby speeding up construction. HDB’s precast solutions are getting more advanced. This year, 60% of the flats launched will use Prefabricated Bathroom Units (PBU)—that is one entire room! By 2019, all new flats will be fitted with PBUs.

Same components, different designs

However, construction productivity begins even before the soil is dug. Right from the beginning, at the design stage, HDB has standardised as many of the building components and flat layouts as possible. This helps to improve the ease of construction and turnaround time. But no cookie-cutter look for HDB flats! Even with standardisation, HDB designs each precinct in a varied and interesting way to give it a unique identity.
